Occoquan Forest is a covenant community of 254 contemporary homes nestled in a mature forest and bounded on three sides by the Occoquan River outside of Manassas, VA. We are a unique community, because we have a voluntary owners association, no street lights nor sidewalks, and one-of-a-kind contemporary homes. All lots and homes are covered by restrictive covenants independent of OFOA membership (see Documents to view the Covenants).

History

The Occoquan Forest community was started in 1969. Originally, the dream was to create a community of vacation homes that would have extended from our current neighborhood to Bacon Race Road and across Davis Ford Road where River View Estates exists today. This was to include stables, an 18-hole PGA-class golf course and other amenities typical of a planned community like Reston. The land to be developed was part of the old Crouch farm.

A land development company by the name of Growth Land, and a company called Research Homes, which developed modular homes, brought their talents together to create this community. They established a standard for the neighborhood of houses designed to blend with the surroundings and preservation of the forest setting. It was to be a quiet place, close to nature. The modular home idea originated in Utah; the techniques for building and assembling these homes were studied and brought back to Virginia. A sales office was opened in the log cabin that is located at 6141 Occoquan Forest Drive. Two models were built for prospective buyers (6061 and 6071 Occoquan Forest Drive).

In the first few years of the community’s existence, growth was somewhat slow. For a while, the neighborhood consisted of about 15-20 families, most of whom lived at the Davis Ford end of Occoquan Forest Drive. They were mostly young couples with young families all looking for an alternative to the traditional Virginia colonial lifestyle. They all selected Occoquan Forest as their primary residence.

This group formed a close bond and created a sense of community, in part by forming a number of groups and activities. One of these was an instant theater, where families would get together over food and drinks and read through a play during an evening. Various gourmet clubs formed also, some of which were still in existence today.

Occoquan Forest is a unique community, and many tell you that it attracts unique people. A number of the pioneers who chose this neighborhood to raise their families still reside in the Forest, and some say they “wouldn’t live anywhere else.” The contributions of these early families along with others who have moved to the Forest over the years preserved the special flavor here that we all find so attractive.

The community is a covenanted community. The covenants and restrictions run with and bind the land and inure to the benefit of all and are enforceable by the Occoquan Forest Owners Association or the owner of any lot subject to the covenants and restrictions. The covenants and restrictions apply whether or not an owner is a member of the Association.

As the neighborhood evolves and matures, so do the needs and concerns of its residents. This is where the Occoquan Forest Owners Association comes in…. It is truly the lifeblood of our neighborhood.
